Introduction

Renovation and refurbishment of family home in Harpenden. Featuring new Kitchen, Utility and En-Suite. Bi-folding doors and high quality finish throughout.

In 2020, we were entrusted with a contract to undertake the partial refurbishment of a family home in Harpenden, necessitated by water damage resulting from burst water and drainage issues.

Aligning with our client's aesthetic vision for a modern open-plan layout, we knocked-out some internal walls and introduced bi-folding doors. The renovation also featured a captivating two-tone shaker kitchen with integrated appliances and quartz counter-tops, alongside the creation of a utility room with partition walls and a bespoke media wall in the living Room.

The home's transformation included new carpets, Herringbone style flooring, and extensive redecoration, complemented by the addition of underfloor heating, updated electrical systems, a new RCD consumer unit, exterior lighting, internal doors, en-suite bathroom re-tile, and custom wardrobe units.

Scope of Work

Works involved plaster boarding walls after strip out works by insurance contractor followed by plaster skim finish. Our client wanted a modern open plan style so internal walls were demolished, new brick piers and RSJ’s installed as per structural calculations and with the addition of two bi-folding doors the layout was achieved. The finishing touches of a beautiful two-tone shaker kitchen, with integrated appliances and quartz worktops.

Partition walls were erected to create a separate utility room to house washing machine & tumble dryer and again fitted with shaker style units. A bespoke media wall was created in the Living Room to house our clients TV, sound bar and recessed fireplace.

The house received a full fresh new look with carpet fitted to the bedrooms, stairs, landing and living room and Herringbone Style flooring to the kitchen/dining area, utility and hallway and redecorated throughout.

New underfloor heating was installed in the open-plan kitchen/diner along with new electrics to suit the new layout along with a new RCD consumer unit and external lighting.

Additional works included new internal doors, make-over on the en-suite bathroom and construct bespoke wardrobe units in master bedroom.

Challenges and Solutions

Due to the previous water damage our clients were unable to live in their home so time was of the upmost importance whilst ensuring this would not happen again, checking existing services and installing all new services correctly. Demolishing structural walls can throw some challenges but working with known architects and structural engineers overcame any potential issues.

Project Outcome

With the new layout and condition of the property following water damage the transformation was truly amazing. Our clients new open-plan living, luxury fitted kitchen & utility along with the added bi-folding doors and underfloor heating will provide their family with a light, warm and stylish home for years to come.
